Vancouver's climate and housing stock create specific plumbing challenges. With over 1,200 millimetres of rain annually, and November storms dumping more than 200 mm in a single month, drainage systems, sump pumps, and sewer lines work overtime. If your sump pump fails during a heavy rain event, your basement floods. If your main sewer line has a blockage or root intrusion, wastewater backs up into your home.

Many Vancouver homes were built or renovated between 1985 and 1997. These homes often contain polybutylene piping, called Poly-B. Poly-B was installed in thousands of homes across the Lower Mainland, but the material has a critical flaw: the pipe degrades from the inside when exposed to chlorine in municipal water. You will not see the damage from the outside. The pipe looks fine until the leak starts. The most common failure points are at the crimp fittings, where installers often over-tighten connections during installation. This created hairline cracks, taking years to fail. When we inspect a home with Poly-B, we look for three warning signs: pinhole leaks near fittings, often mistaken for condensation; reduced water pressure getting worse over time as the pipe interior scales and narrows; and discoloured water after the system sits unused for a few hours. If you see any of these signs, or if you are buying a home built in the early 1990s, a camera inspection of visible Poly-B runs shows us whether the inner walls are already degrading. The challenge is most Poly-B hides in walls and under slabs. By the time you see one leak, others are often close behind. We recommend proactive Poly-B replacement rather than waiting for the next failure.

Older homes, especially those built before 1990, often have galvanized steel pipes corroded from the inside out. This restricts water flow and causes rust-coloured water. These pipes have a lifespan of 25 to 30 years, and many are well past due. We see this regularly in neighbourhoods like Mount PleasantKillarney, and the West Side. If you are dealing with low water pressure, discoloured water, or frequent leaks, your pipes are telling you the time for repiping has arrived.

Drain Cleaning and Clog Removal

When you call us for a slow drain, we first determine whether you have a localized clog or a systemic drainage problem. A localized clog affects one fixture. Your kitchen sink is slow, but the bathroom drains fine. This is usually a P-trap blockage or a buildup in the branch line serving the fixture. We clear these with a cable auger in 20 minutes. But if multiple fixtures on the same floor are slow, or if you hear gurgling from one drain when you use another, the blockage is further down in the main drain line or the building drain. Air gets trapped as water tries to pass. The gurgling is air being forced back up through the vent system.

In Vancouver, we also see a specific pattern with older homes on tree-lined streets. If your main line backs up every fall after heavy rain, and we pull out masses of fine roots during the cleanout, you have a cracked clay or cast iron sewer lateral. Roots are growing into the pipe at the joints. A video camera inspection after we clear the line shows us exactly where the roots are entering, how severe the intrusion is, and whether you need a spot repair or a full lateral replacement. Without the camera, you are guessing, and the problem will come back every rainy season.

We use professional-grade tools to clear clogged drains and restore flow. For stubborn blockages or recurring problems, we use HydroScrub® drain jetting. High-pressure water scours the inside of your pipes, removing grease buildup, scale, and tree roots. We also offer video camera inspection so you see exactly what is causing the problem.

Water Heater Repair and Replacement

You do not think about your hot water tank until the hot water stops. No hot water means no showers, no dishwashing, no laundry. Your water heater makes noise for specific reasons, and each sound points to a different issue. Popping or banging means sediment has built up at the bottom of the tank. When the burner heats the water, steam bubbles form under the sediment layer and pop as they escape. Left unchecked, sediment reduces efficiency, causes the tank to overheat, and accelerates corrosion of the tank floor. We see this often in Vancouver because the water here is moderately hard, and sediment accumulates faster if the tank has not been flushed in years.

A high-pitched whining or screeching usually means the inlet valve is partially closed or there is a pressure issue. The valve needs adjustment before damage occurs. Rumbling or kettle-like boiling sounds indicate the temperature is set too high, above 60°C. This wastes energy, increases pressure inside the tank, and shortens lifespan. If you are also seeing rusty or discoloured hot water, the anode rod is depleted. The anode rod is a sacrificial metal rod protecting the tank from corrosion. Once rust starts, water heater replacement is usually the only option. Tank-style water heaters last 8 to 12 years in Vancouver. If yours is in this range and making noise, have us inspect before a small problem becomes a flooded basement.

This is a health hazard and a mess you need to address right away. Common causes include tree root intrusion, collapsed clay pipes in older homes, and blockages from grease or foreign objects.
